This property can accommodate many people at the same time and provide a considerable income thanks to its 5 bed-and-breakfast rooms (between 17 m² & 22 m²), 3 gites (4 to 6 people; between 44 m² & 65 m², with kitchen, fireplace and TV), a 30 m² master suite for 4 and two 13 m² bedrooms just for sleeping.
Each of the bedrooms has its own door, a shower-room and a toilet.
The 15 m² room for receiving guests is reached from the outside of the house. It communicates with a large private apartment that measures 100 m², with a dining room and fireplace, an 11 m² kitchen, two bedrooms (9 m² & 10 m²), a dressing and a 7 m² shower-room with a toilet.
The large communal dining room for the guests' meals, receptions, birthdays, etc. measures 47 m².
This huge Provençal property of the Cévennes is built of stone and has several structures surrounding the interior courtyard. The grounds measure more than 15 hectares, with pine, chestnut and fruit trees. It sits at an altitude of 500 metres and has a peaceful clear view of the Cévennes. You'll enjoy bathing in the 12m x 6m pool or in the whirlpool.
The lovely exterior includes an area for playing boules, a barbecue area, an area for children to play, two large terraces (one covered), two garages that can hold up to 5 cars and a car park for 11 vehicles. There are also several sheds, a large 32 m² laundry room, 5 cellars, a 100 m² basement that is suitable for conversion and an old mill to restore.
The house was built in the 16th century. The joinery is wooden and single-glazed. The patio doors have aluminium frames and double glazing. The central heating is wood-fired and gas-fired (tank). There is an electric hot-water heater. Water is provided in two different ways: mains + two mountain springs. The drainage system is individual, with a septic tank that needs to be brought up to code. The roofs are tiled, with the exception of one which has lauze stones. One of them has solar panels, which yields 2,400 euros annually.
Having an agricultural status, this property can be developed in countless ways.
Surrounded by nature, but only 10 minutes from a lively village with all conveniences and businesses; 40 minutes from Alès; an hour and 20 min from Nîmes; 2 hours from Montpellier, its international airport and beaches.
