Established Restaurant & Independent 3-Bedroom Home with Panoramic Roof Terrace – Gaucín

An established hospitality business and spacious village home in one of the Serranía de Ronda’s most exciting gastronomic destinations

A rare opportunity to acquire a long-established restaurant and bar together with a substantial, independently accessed three-bedroom home in the heart of Gaucín.

Over recent years, Gaucín has developed an increasingly strong reputation for gastronomy, with an excellent selection of restaurants and bars attracting not only local residents but visitors from the Costa del Sol and further afield. Combined with the village’s international community, thriving tourism and year-round appeal, it has become an increasingly interesting destination for quality hospitality businesses.

After more than 20 years of successful trading, the current owners are now ready to retire, offering new owners the opportunity to take over a well-known village premises with much of the infrastructure and equipment already in place.

The Restaurant & Commercial Premises

Occupying the ground floor, the commercial premises extend to approximately 115 m² and are arranged for the efficient operation of a restaurant and bar.

The accommodation includes a professional commercial kitchen, fitted bar, customer dining area, several storage rooms and separate male and female WCs, together with a shared washbasin area.

A significant amount of equipment is included in the sale, including bar furniture, display cabinets, indoor and outdoor tables and chairs, sunshades and professional kitchen equipment.

The commercial kitchen includes four refrigerators, two freezers, display cabinet, plancha, double fryer, grill, four-burner commercial cooker, oven, toaster and two microwaves. The premises also benefit from two air-conditioning units and an air curtain.

With its central location and established history, the property could continue as a restaurant or provide the basis for a new restaurant, tapas bar, café or other hospitality concept, subject to the relevant permissions.

Completely Independent 3-Bedroom Home

One of the property's most important features is that the residential accommodation has its own completely separate entrance, allowing the commercial and residential elements to function independently.

The principal residential floor extends to approximately 115 m² and is bright, modern and well maintained.

At its heart is a spacious open-plan living, dining and kitchen area, with double-glazed PVC windows overlooking Plaza de Guzmán el Bueno and the historic old Ayuntamiento. A pellet-burning stove and air conditioning provide year-round comfort.

On this level are two generous double bedrooms and a bathroom with shower and bidet, together with a large private internal patio providing useful and attractive additional outdoor living space.

The accommodation is clean, comfortable and ready to occupy, with no immediate renovation required.

An open staircase leads to the upper level, where there is a third bedroom and an additional room currently suitable as a large walk-in wardrobe, study or storage room, with potential to create an adjoining bathroom.

From here there is direct access to the property's large private roof terrace, enjoying wonderful panoramic views across the rooftops of Gaucín and the surrounding Serranía countryside. It offers enormous potential as an outdoor living and entertaining area.

Solar Energy & Reduced Running Costs

An additional benefit is the installation of 22 photovoltaic solar panels, supplying electricity to both the residential and commercial parts of the property.

The owners report approximately 60% self-consumption during the summer months. Reported winter electricity costs average around €50 per month for the home and €400 per month for the commercial premises, an important consideration when operating a professional kitchen.

A Business, Home & Lifestyle in One

The combination of established commercial premises, a substantial independent home, private patio and panoramic roof terrace is particularly unusual in the centre of Gaucín.

For an owner-operator, it provides the opportunity to live immediately above the business while keeping home and restaurant entirely separate. Alternatively, there may be potential to operate or lease the commercial premises independently while retaining the apartment as a home, holiday property or rental investment, subject to the relevant licences and permissions.

After more than two decades as part of village life, this is an opportunity for a new owner to take over an established Gaucín venue and bring their own ideas to its next chapter.
